        1. Not necessarily. Today’s buyers check the listings 24×7. They’re driving to work with their morning coffee, they’re checking their phone at stoplights, and late night after kids are tucked in bed when they have a few spare minutes to look through Facebook.
        2. Inventory for good homes tightens this time of year.
        3. Motivated buyers can move in between Thanksgiving and Christmas
        4. Demand for homes can increase at a time when inventory is traditionally low.

Step 22

Do a final walk-through with your Givepad agent to make sure the home is ready for you to move-in and the seller has completed any and all requests you and your Givepad agent listed in the real estate purchase contract.

According to Realtor.com you should take these steps during the final walk -through of your new home:
1.) Bring all of your real estate documents for easy reference.
2.) Check for items that the seller agreed to convey to the buyer in the contract, such as appliances, furniture, or fireplace tools.
3.) Check for items you don’t want. It’s the seller’s responsibility to clear out unwanted furniture or unnecessary items.

4.) Test all the appliances to make sure they still work.
5.) Turn on the heating and air conditioning to make sure they’re operational.

6.) Test all of the outlets with an electrical tester to make sure they work.
Be sure to note any problems you want the buyer to address, as this is your last chance to do so.

Get homeowner’s insurance

According to Money Choice, there are four important factors in a homeowner’s insurance quote.  Similar to choosing the right title company, choosing a homeowner’s insurance policy is critical to the real estate transaction.
1.) Company reputation- A.M. Best Company offers third-party ratings for every insurance company that underwrites homeowner’s policies in the United States. Ratings are based on important categories such as claim handling. If a company has a low rating, it indicates a significant number of customer complaints filed with the state.

2.) Customer service model- Choose a model that’s right for you. Often the central customer service model, which offers basic support for the homeowner through local agents is acceptable to most. If any concerns arise check with your Givepad agent for clarification.
3.) Claims process- Make sure the company has a fast claims process and are experienced with handling losses. In case anything happens they need to be able to provide sufficient estimates to cover necessary repairs.

4.) Deductible- High deductibles will reduce the annual premium paid for home insurance. Different deductibles will influence the annual premium significantly.
